The One at University City
Located directly across from the north entrance of Florida International University’s main campus, University City is a new 20-story, 868-unit residential tower designed to redefine the student living experience. With a five-minute walk to campus, this 1,244-bed community serves FIU students, faculty, and staff—offering an urban lifestyle alternative to traditional campus housing.
Designed with a focus on fostering social connection, wellness, and community, the project departs from the standard dormitory model to create a vibrant, amenity-rich environment tailored to 21st-century student life. The landscape architecture plays a central role in shaping this experience through a series of elevated outdoor spaces that encourage interaction, relaxation, and a connection to nature.
On the 6th floor, a sprawling 29,600-square-foot outdoor amenity deck features a beach-entry swimming pool, pool volleyball area, cabanas, shaded trellises with BBQs, lounge seating, and a large projection screen. A generously scaled green lawn surrounded by native, drought-tolerant planting promotes both biodiversity and social engagement—serving as a key gathering space for students to unwind, study, or socialize.
The 13th-floor sky terrace adds another dimension to the project’s lifestyle offering: a 5,300-square-foot panoramic rooftop space with dining tables, BBQ stations, and trellised seating areas, all designed to accommodate casual gatherings, sunset views, and collaborative experiences in a lush, planted setting.
